Inside Colorado HC Deion Sanders’ Texas Ranch Paradise

The massive property nestled in the Texas countryside has become a gathering place for Sanders’ family during his recovery. Jacksonville Jaguars rookie Travis Hunter, who won the Heisman Trophy under Sanders at Colorado, recently joined the coach for a fishing trip on the estate.

Sanders’ sons have also rallied around their father: Shedeur, now a Cleveland Browns quarterback; Shilo, a Tampa Bay Buccaneers defensive back; and Deion Jr., who has been documenting his father’s recovery process.

The private gas station, revealed in a vlog by Well Off Media on YouTube, represents more than mere luxury. For a property spanning 5,000 acres, the facility provides practical value, eliminating the need for frequent trips to town for fuel.

The ranch gained additional attention when it served as the backdrop for Shedeur’s viral pool jump celebration after being selected by the Browns in the fifth round of the 2025 NFL Draft.

Sanders’ current health struggles represent the latest chapter in his ongoing medical challenges. During a May 30 appearance on former NFL defensive back Asante Samuel’s podcast, Sanders revealed he had lost 14 pounds while dealing with what he described as issues “on a whole other level.”

Despite these setbacks, he remained optimistic about his return to coaching.

“I’m coming back,” Sanders declared during the podcast, addressing concerns about his availability for Colorado’s 2025 season. The conversation with Samuel also highlighted Sanders’ legendary preparation habits that defined his Hall of Fame playing career.

The two veterans traded stories about their contrasting approaches to film study. Sanders described his meticulous preparation, including watching VHS tapes before Super Bowls while wearing what he called his “lucky dollar sign drawers.”

When Samuel admitted to initially resisting film study and recalled a costly fumble against Syracuse, Sanders immediately diagnosed the problem.

“What yard line was the double move on?” Sanders asked. When Samuel replied, “Plus 50,” Sanders nodded knowingly: “There ya go. Probably on first down.”

This exchange demonstrated the preparation standards Sanders now demands from his Colorado players, the same attention to detail that helped him become one of the NFL’s greatest defensive backs.

Sanders’ journey from Jackson State to Colorado showcases his resilience in the face of health challenges. At Jackson State, he led the Tigers to consecutive Southwestern Athletic Conference championships with records of 11-2 in 2021 and 12-1 in 2022.

These achievements came despite multiple surgeries, including procedures in 2021 that resulted in two toe amputations due to blood clot complications.

His success earned him a lucrative contract at Colorado, where he signed a five-year, $54 million extension in March 2025. The deal made him one of college football’s highest-paid coaches and validated his transformative impact on the Buffaloes’ program.

The Texas ranch, complete with its private gas station, football field, and fishing lake, stands as a testament to Sanders’ success both on and off the field. His film-study obsession mirrors that of other NFL greats like Tom Brady, demonstrating the discipline that fueled his achievements as both a player and coach.

As Sanders continues his recovery with Deion Jr. by his side, the ranch remains more than just a display of wealth. It serves as a sanctuary where “Coach Prime” can recharge, surrounded by family and the fruits of a career built on preparation, perseverance, and an unshakeable belief in his abilities.

With the 2025 college football season approaching, Sanders appears determined to return to Boulder and continue building on the foundation he has established at Colorado.
